A new master-planned community in Mount Wellington, Auckland, has been designed in seven stages to be completed over the next three to five years – resulting in approximately 600-700 homes.

The project is named Richmond and is being developed by Wilshire Group. Richmond stage one will feature 99 homes mostly being completed throughout 2017. These homes – which have only just been placed on the market for sale off plan – will come in two, three, four and five-bedroom configurations across eight plan types. Purchasers will be able to choose between three colour schemes.

Stage one Richmond homes are terraced houses sustainably built to stand the test of time. All dwellings will come with a number of modern and energy conscious features – such as LED lighting, eco-timers on heated towel rails, water conserving plumbing, and low-electricity appliances including inductive hobs.

Every home comes with warranties for builders, weather tightness, materials and appliances. Richmond homes are modern and stylish – lending themselves to personalisation and self-expression.

Richmond aims to bring quality homes and contemporary living to owner occupiers. Designed with community and lifestyle in mind, owners will be part of a vibrant area with shared spaces such as parks, herb gardens and fruit trees.

It is proposed that later stages will include other facilities and amenities for all residents such as a gymnasium, playground, spa, sauna or steam room, and a pilates and yoga studio. All these amenities will be owned and managed by the Richmond Residents Association.

Richmond provides a new and contemporary place to live just 12 kilometres from the CBD. The community will be a great place for families, home owners, ‘downsizers’, young professionals and anyone looking to get a start in a fast-growing suburb.

Construction in stage one is underway with some homes being completed and ready to move into from March 2017. Home owners will enjoy well-designed internal and external spaces with private courtyards and landscaping. Stylish kitchens with modern Smeg appliances will add character to living and dining areas.

Located at 33 Panama Road, Mt Wellington, Richmond will be built on 10.5 hectares. Building material choices are based on durability, sustainability and low-maintenance. Homes are clad in brick and weatherboard with aluminium joinery.

Its location is close to Sylvia Park shopping centre, with easy access to the Southern Motorway, bus and train hubs. It’s just 12 kilometres, or 15 minutes’ drive, from the central business district. Each home has one or two off-street car parks available; larger homes are afforded an internal access, private garage.

Homes start from $680,000, with premium five-bedroom homes starting from $955,000.
