It begins underground, in the careful preparation of the earth, the engineering of stable platforms, and the installation of infrastructure built to last generations. With Stage 3B now reaching title, we are proud to say that the promise has been delivered in full.

The Completion Reports, Producer Statements and Certifications, prepared by Maven Associates and CMW Geosciences and accepted by Auckland Council, formally certifies that all earthworks, drainage systems, retaining structures across Stage 3B have been constructed to the approved design and relevant standards. It is the culmination of years of meticulous work by a highly skilled project team.

WHAT WAS DELIVERED

The Work Behind Every Title

The technical scope of Stage 3B was broad and demanding. Here is what was built:

Engineered Fill and Ground Preparation

All fill placed across Stage 3B was compacted in controlled lifts and tested to meet strict engineering standards under NZS 4407:2015. Field density and vane shear strength testing were conducted at regular intervals throughout construction, with over 380 individual soil tests recorded across the site. Results were independently certified by CMW Geosciences. High-strength fill was specified for critical areas, including road subgrades, shear keys, and batter faces.

Gully and Farm Pond Rehabilitation

Natural gullies and old farm ponds within Stage 3B were carefully excavated, drained, and reinstated with engineered fill. These features, if left unmanaged, would pose long-term risks. Instead, they now form fully engineered ground beneath future homes and streets. Backfilling was undertaken in monitored lifts and tested to the General Fill standard specified in the geotechnical works specification.

Retaining Walls and Slope Management

A comprehensive network of retaining walls was designed and constructed throughout Stage 3B to manage the significant level changes across the site. Limitation zones, defined restriction areas around retaining walls and steep slopes, have been surveyed as-built and will be formally registered on titles. These covenants give future owners and their builders clear, upfront guidance. All retaining wall construction was managed by the main Civil Contractor – Bob Hick Earthmoving.

Drainage Infrastructure

A full stormwater and wastewater drainage network was installed across Stage 3B, including pipes, manholes, stormwater outlets and individual lot connections. All pipework was bedded in GAP20 aggregate and backfilled with GAP65 hardfill beneath hardstand surfaces, all Hynds concrete products as specified. The entire network was as-built surveyed by Maven Associates, and drainage limitation zones will be registered on the specific Certificates of Titles.

Road Subgrade Testing and Stabilisation

Prior to roading, Dynamic Cone Penetration testing was undertaken at over 100 locations along the Roads, and associated carparks. Where soft subgrade conditions were found, lime stabilisation was applied and re-tested with full post-stabilisation verification before any pavement was placed. These roads are built on foundations that will perform for decades.

Lot-Level Soil Testing

Atterberg limits testing, including the plasticity index, cone penetration limit, and linear shrinkage, was conducted on soils sampled from individual lots across Stage 3B. Results are documented in the geotechnical completion report. This lot-specific soil data allows purchasers and their building engineers to have the data to enable foundation design, reducing uncertainty and costs at the time of lodging the building consent application.

WHAT HAPPENS NEXT

Stage 3B Titles Now Being Issued

Individual certificates of title are being issued for each lot. Purchasers will be contacted directly by the Templeton team as their specific settlement dates are confirmed. The process is underway and the team is ready to complete the land transfer of ownership.

Building Begins

With Certificate of Titles in hand, owners have already started engaging house designers and builders to submit building consent applications. Several Stage 3B purchasers have already begun this process, and with lot-specific geotechnical data available from CMW Geosciences, every new home has a head start on foundation design.
